Planning Permission
Drawing up building plans is exciting, but planning permission is crucial. The planning permission system is in place to prevent willy-nilly, inappropriate, and unscrupulous building development from taking place. Whether you are adding a home extension, building a new home, or making minor improvements, you will probably need planning permission. Some minor improvements, like installing double glazing or adding a porch, may be allowed as "permitted development". However, rules differ according to areas and the type of building involved.
If you need planning permission, you will need to submit an application through the Planning Portal (www.planningportal.co.uk) on a standard form. Your application will need to include supporting documents such as property ownership proof, site plans, location plans, a design and access statement, and the correct application fee.
When considering your application, the Local Planning Authority (LPA) will take into account a number of material considerations, including the impact your build will have on parking and noise levels, and whether it will result in overlooking another property. Neighbours will be invited to comment. Most straightforward Planning Applications take about three months to be dealt with, and most are granted.
