T-Square Architectural Services was formed in 2002, with the mission to provide a friendly, efficient, and reliable service to our clients. With over 20 years of post-qualification experience, our director, Stuart Banks, has vast knowledge and expertise in the field of architecture. Prior to forming T-Square, Stuart worked on a wide range of projects, from the smallest of extensions to large-scale commercial developments, restoration and refurbishment of historic buildings, and conservation projects.

Planning Permission

Planning permission is a statutory approval required before building work can commence. It takes into account the proposed appearance and the impact the work may have on neighbours and the surrounding area. Planning permission is usually needed if you want to erect a new building, make a major change to an existing building, or change the use of a building. In some cases, outline planning permission is applied for first, to approve the development in principle.

Building Warrant

A building warrant is the approval granted by a Local Authority in order to construct, extend, alter, demolish, or convert a building. It is the responsibility of the building owner to obtain a building warrant prior to commencing any works requiring approval. A building warrant is valid for three years after it is granted, and an applicant must either finish the work within that period or apply for an extension of the warrant before it expires.
